Tomball's Median Home Price Covers a Lot More Than Tomball

On Texas Street in the original town of Tomball, a 920-square-foot house is listed at $215,000. That works out to about $234 a square foot. In Grand Pines, a 2,256-square-foot home on Tilted Pine Way is listed at $325,000, or about $144 a square foot. The two homes sit in the same "Tomball" market area in the Houston Association of Realtors data. The second one has a Magnolia mailing address.

Keep that pairing in mind when you see a Tomball price quoted. In September 2026, the median sold price for HAR's Tomball market area was $325,500. That figure blends the original town with a ring of newer subdivisions. By HAR's property count, those subdivisions make up most of the area, and several are where builders are advertising the steepest incentives right now. As a guide to what an in-town Tomball house costs, the median says very little.

The map behind the "Tomball" label

HAR divides Greater Houston into market areas, and Tomball is area 157. Active listings in area 157 carry Tomball, Magnolia and Pinehurst addresses.

HAR's list of the area's subdivisions with the most properties starts with Grand Pines, Colony at Pinehurst, Raburn Reserve, Woodtrace and Wood Leaf Reserve. The original town, labeled simply "Tomball," comes sixth. HAR puts the original neighborhood's median year built at 1951. Grand Pines' median year built is 2023.

Some well-known names near Tomball are missing from this count. Amira and Wildwood at Northpointe listings fall in neighboring HAR market areas, so they don't feed the area 157 median at all.

The median is the middle sale across every one of these neighborhoods. HAR's ranking counts properties, not monthly closings. By that count, the five subdivisions ahead of the original town were all built recently, with median build years in the 2020s.

What each part of area 157 is asking this fall

Here is a snapshot of active asking prices taken in mid-October 2026. Asking prices change weekly, and they aren't sale prices. Still, they show how the market area splits.

Subdivision Mailing address Example active listing Approx. asking price per sq. ft.
Original Tomball Tomball 77375 920 sq. ft. on Texas St at $215,000 $234
Original Tomball Tomball 77375 1,532 sq. ft. on Todd St at $289,000 $189
Grand Pines Magnolia 77355 2,256 sq. ft. on Tilted Pine Way at $325,000 $144
Colony at Pinehurst Pinehurst 77362 2,832 sq. ft. on Red Cedar Ring Ln at $402,989 $142
Raburn Reserve Tomball 77375 3,431 sq. ft. on Palo Dura Ln at $550,000 $160
Wood Leaf Reserve Tomball 77375 1,760 sq. ft. on Valley Orchard at $399,990 $227
Woodtrace Pinehurst 77362 1,510 sq. ft. on Woodtrace Cir at $284,500 $188

Price ranges inside each subdivision vary a lot. Active homes in Colony at Pinehurst run from $231,865 to $402,989. Raburn Reserve runs $329,990 to $550,000, and Wood Leaf Reserve runs $389,000 to $509,905. Woodtrace covers the widest spread, from $284,500 up to a 5,486-square-foot home at $1,295,000. The original town also has a 2,281-square-foot home on Texas Street listed at $729,288.

The lowest asking prices per square foot are on the larger, newer homes in Grand Pines and Colony at Pinehurst, the two subdivisions that lead the area's property count. Older in-town homes are smaller and ask more per foot. A $325,000 budget gets a new home of more than 2,000 square feet on Tilted Pine Way. In the original town, that budget sits closer to a 1,500-square-foot house.

What builders are offering in the largest subdivisions

Builders are actively competing for buyers in the subdivisions that lead the area's property count, and their advertised offers this October are generous:

  • Grand Pines: D.R. Horton advertises homes from $249,990, a 5.5% interest rate on select homes, and savings ending November 1.
  • Colony at Pinehurst: Brohn Homes lists a 1,551-square-foot plan at a $239,990 base price and advertises up to $40,000 off. CastleRock Communities lists homes from $224,990 to $399,308.
  • Raburn Reserve: Taylor Morrison's 50s section starts at $346,990 with an advertised reduced FHA rate of 5.75%, or 6.57% APR. Risewell Homes plans start at $407,990, with an advertised 3.99% fixed rate for the first five years, or 6.138% APR.

Market rates are a long way above those offers. The Houston Association of Realtors' September 2026 market update puts the September average 30-year rate at 6.86%, citing Freddie Mac. Weekly rates rose to 7.28% and then 7.40% in the first two weeks of October. An owner selling a 1951 house on Todd Street can't offer a 3.99% starting rate. A builder can. Any new home that closes with a payment-lowering offer goes into the same area median as the in-town resales it competes with.

Supply is building because sales slowed

The same pull shows up in how the market area's supply is described. In HAR's area 157 data, active listings were 454 in September 2026, compared with 440 in September 2025. That's an increase of about 3%. Closed sales fell from 83 to 62 over the same months, a drop of roughly 25%. Median days on market for sold homes reached 47.5 in September 2026, up from 32 in August.

At September's pace, 454 listings would take a little over seven months to sell. A year earlier, the same math gave about 5.3 months. Listings barely grew, so nearly all of that change traces to the drop in closings. Across the whole metro, HAR reports 5.5 months of single-family inventory in September 2026, single-family sales down 5.7% to 7,030, and a median price of $325,000.

The gap between asking and selling

The friction a buyer runs into in this market sits here. In September 2026, the median asking price for active area 157 listings was $418,445. The median sold price was $325,500, a gap of about $93,000. In September 2025, the gap was about $75,000, with homes asking a median $399,945 and selling at a median $324,900.

Over that year, sale prices barely moved while asking prices rose about $18,500. The two medians come from different groups of homes: the ones that closed in September and the ones still waiting for a buyer. As the gap widens, more of the inventory is priced above what the market area has been paying.

For a buyer looking at a resale home, a list price well above recent nearby sales shows how far that seller's expectations are from the market. For a seller, the area median mixes your home in with new construction in subdivisions like Grand Pines, where builders are advertising rate offers.

What the address changes after closing

A listing's mailing city doesn't show which taxing entities appear on its bill. For the City of Tomball's share, Community Impact reported that the Tomball City Council adopted an unchanged rate of $0.3409 per $100 valuation for fiscal year 2026-27. That rate is above the city's no-new-revenue rate of $0.3296. City budget documents estimate a median-value home's city bill at about $1,230, up from about $1,174 the year before, because taxable values rose. The council also advanced about $31.67 million in certificates of obligation for the South Wastewater Treatment Plant expansion and East Water Plant improvements.

A Grand Pines home with a Magnolia address and a Raburn Reserve home with a Tomball address can face different sets of taxing entities. Look up each property's own tax lines before comparing monthly costs. This post is general information, not tax, legal or financial advice, so confirm the taxes, loan terms and builder incentives on any specific home with the right professional.

Questions buyers ask about the Tomball numbers

Is $325,500 a fair budget for a house in Old Town Tomball? It's the September 2026 median for the whole of HAR area 157. In-town listings this October range from a 920-square-foot house at $215,000 to a 2,281-square-foot home at $729,288, so the size and street matter more than the area median.

Do Amira and Wildwood at Northpointe count in the Tomball median? No. HAR places their listings in neighboring market areas, so they don't affect area 157 figures.

Will the builder offers still be available after this week? Some have stated deadlines, such as D.R. Horton's advertised November 1 cutoff at Grand Pines. Others don't list an end date, so check the terms directly with each builder.

If you're weighing an in-town Tomball house against a new build in Grand Pines or Raburn Reserve, The Realty Chick can pull the recent sales for that exact street instead of leaning on the area median.
